Pierre & Vacances-Center Parcs: First-Half 2025/2026 Results

  •  Resilient activity with first-half economic revenue1 up +1.8% vs the first-half 2024/2025, o.w. +6.0% across all tourism brands.
  • Continued development of the tourism offering with the signing of strategic partnerships for Pierre & Vacances and Adagio, and the takeover of campsite franchises by maeva&co.
  • Rising customer satisfaction across every brand.
  • Expected growth in activity and results over the full-year 2025/2026, given the booking momentum in the second half of the year and the continued cost discipline, with an adjusted EBITDA target2 of €185 million.
Highlights

Launch of a loyalty programme by Center Parcs

On 2 December 2025, Center Parcs Europe announced the launch of Friends, its new loyalty programme.

Unlike traditional points-based programmes, Friends focuses on progression, while taking into account the different ways of being loyal to the brand: each stay enriches the customer's profile, enabling them to unlock badges and levels that open access to exclusive and cumulative benefits.

With Friends, Center Parcs is taking a major step forwards in its customer relationship. With nearly 50% of its clientele already loyal, recognising and valuing this commitment is a direct driver of satisfaction and recommendation. This programme is also a strategic lever to encourage the second stay, a key factor in building loyalty, while reducing the average time between two stays.

Consolidated revenue as per Operational Reporting

In H1 2025/2026, activity is growing across every brand:

Center Parcs: +5.8%

This growth, driven both by the increase in the number of nights sold (+4.2%) and by the rise in the average selling price (+1.5%), benefits both:

- French Domains: +8.8% (notably with strong performances from the extension of the Villages Nature Paris Domain) and +5.2% excluding the impact of the complete closure of the Hauts de Bruyères Domains for 2 months in Q1 2024/2025 (renovation now bearing fruit with a RevPar increase of nearly 20%);

- BNG region7: +4.1%, o.w. +5.8% in Germany, +4.1% in Belgium and +2.7% in the Netherlands.

Pierre & Vacances-Center Parcs: First Quarter 2025/2026 Revenue

Franck Gervais, CEO of Pierre & Vacances-Center Parcs (Paris:VAC), stated:

"The Pierre & Vacances-Center Parcs Group continued to grow its tourism businesses during Q1 2025/2026, in line with the robust performances seen during previous years with a near-7% increase in revenue and positive trends across all performance indicators for each brand.

Momentum was driven primarily by the appeal of our offer and the success of recent site openings and extensions, providing a unique quality of experience, which was reflected by a further increase in the customer satisfaction rate. The occupancy rate also benefited, rising to almost 70% over the period and exceeding 84% at the mountain destinations, testifying to an even better start to the winter season than last year, as well as a rise in RevPAR of almost 5%.

I would like to praise the commitment of all of the Group’s teams who promote and embody a demanding service culture at the heart of our value proposal".

Pierre & Vacances-Center Parcs: Full-Year Revenue

Economic revenue from the tourism businesses up by almost 4% over 2024/2025, representing a fourth consecutive year of growth and bringing Group revenue1 to €1,946 million.

Adjusted EBITDA3 expected to reach more than €180 million, an increase on the previous year’s level.

(€163 million in 2023/2024, excluding the impact of non-recurring income4).

Franck Gervais, CEO of Pierre & Vacances-Center Parcs (Paris:VAC), stated:

"Against a difficult economic and political backdrop across the year, especially in France, the Group ended 2024/2025 on a fourth consecutive year of growth, driven by a near-4% increase in tourism revenue.

The summer season was robust with a 3.9% increase in revenue at our brands, underpinned by both higher average letting rates, in line with the premiumisation of our offer, and by growth in the portfolio of accommodation operated, either under lease contracts or asset-light arrangements5.

Reservations to date for the winter season are also higher across all brands.

Once again, these performances testify to the relevance of our positioning in local tourism and in the promising and dynamic holiday lodging market. They also enable the Group to confirm its guidance for full-year operating profitability and to confidently approach its ambitious profitable growth plan and expansion strategy for 2030, as unveiled during September.

Solid tourism business over the winter season as a whole, with economic revenue down by a limited -0.9% for the first half of 2024/2025 due to anticipated calendar effects (shift in revenue to the 2nd half)

Franck Gervais, CEO of Pierre & Vacances-Center Parcs (Paris:VAC), stated:

Tourism revenue1 up 3.7% over one year, of which +1.6% in Q4,

Confirmation of EBITDA guidance2 for 2023/2024

The Group recorded a fourth year in a row of growth over the summer season with an increase of 1.6% in its tourism businesses, even though the summer of 2023 provided a demanding comparison base (+6% relative to 2022), and despite the combination of several disruptive factors in France (bad weather, unstable political situation, pre-Olympic Games effects etc.) and weak sector momentum.

Over 2023/2024 as a whole, Group revenue totalled €1.9 billion, of which €1.8 billion for the tourism brands, up 3.7%, with growth in on-site activities still higher than growth in accommodation revenue, thereby validating our strategy to roll out an increasingly rich and popular range of customer experiences.

  • With an 11.8% increase in the tourism businesses in Q2 2023/2024, the Pierre & Vacances-Center Parcs Group stepped up its growth, posting an almost 9% rise in first half revenue1 relative to H1 2022/2023, across all brands.
  • The Group expects full-year revenue growth in line with its targets and is confident in a sharp increase in operating profitability, driven especially by strict execution of the Reinvention plan.

Franck Gervais, CEO of Pierre & Vacances - Center Parcs , stated:

“In H1 2023/2024, the Pierre & Vacances - Center Parcs  Group continued to grow, posting an almost 9% increase in revenue from the tourism businesses. This performance validates the quality of the value proposition of each of our brands and the relevance of their strategies. It also rewards the work of our teams, who are committed on a daily basis to providing close support to our guests and confirms our ability to accelerate growth in our operating profitability over the year as a whole.”

Revenue from the tourism businesses

During Q2 2023/2024, the Group accelerated growth in its business with a revenue increase of 11.8% (+5.9% in Q1), bringing revenue from the tourism businesses to €767.5 million for the first half as a whole (+8.9%).

Accommodation revenue

Accommodation revenue totalled €597.4 million during the first half of 2023/2024, up 8.6% relative to the year-earlier period.

Growth in revenue was driven by the rise in average letting rates (+5.7%) and the number of nights sold (+2.7%).

The occupancy rate was up by 0.8 points to 70.1% over the period (vs. 69.3% in H1 2022/2023).
RevPar4 was up 7.2% compared with H1 2022/2023.

All brands contributed to the increase in revenue:

Center Parcs : +9.3%

Growth was driven by the Domains in the BNG5 region and was boosted by a rise in average letting rates (+7.5%) thanks to the premiumisation strategy and park renovation works, and by a rise in the number of nights sold (+1.6%).

Business at the French Domains was penalised by the partial unavailability of cottages at Domaine des Hauts de Bruyères and Domaine des Bois Francs, which were being renovated during the first half.

The occupancy rate was down by 0.8 points to 71.2% over the period.

RevPar was up 6.4%.

Restructured, Pierre & Vacances Center Parcs moves upmarket

The European leader in tourist residences, owner of Center Parcs, is increasing its prices and its margins.

Deleveraged, restructured, Pierre & Holidays wants to accelerate its move upmarket. The objective is twofold: to boost sales and establish itself as a specialist in local tourism, with a more qualitative offer. European leader in holiday residences (160 addresses in France and Spain), also owner of 29 Center Parcs villages, the company has taken this shift with force for more than a year, as part of the “Reinvention 2025” plan. Faced with aggressive competition (seasonal rentals, vacation clubs, hotels, etc.) and more demanding consumers, it had become a necessity.

Despite their strong reputation, the group’s brands suffer from an aging image, due to an insufficiently maintained fleet. As part of a “radical modernization” of the offer, 52 tourist residences are now new or renovated. As in Flaine, where some apartments have a fireplace, in addition to large bay windows. At Center Parcs, 85% of the cottages are new or renovated. The objective is to reach 100% by 2025, after more than 700 million euros of investment in four years. According to the house classification, 53% of Center Parcs cottages are VIP or premium, ie more spacious and with contemporary decoration. The most luxurious chalets have their own whirlpool bath or even a sauna.
